Mijn studententijd bij Xior Totem was geweldig. Het personeel, zowel de Commercial Advisor als de Residence Manager, zijn echte people-managers die de waarden van Xior hoog in het vaandel dragen. Een aanrader voor elke student!

I lived here from November 2021 - September 2023. Rooms very clean & hot showers. If there was any small issue with the room, the management made a point to fix it as soon as possible. The best part of the residence is the lovely manager Marion, she is very caring and does everything to help you. Thank you for the lovely stay❤️

One of the best dorms out there for sure!
As the dorm is still quite new its still not perfect but it will deliver on anything you would ever need.
Both Marion and Nanno work tirelessly to continuously provide an amazing student experience and building up this great dorm!
(Also both of them are just amazing and kind people to be around)

Location and accommodation is fine. What is not fine is the communication around financial settlements. For your information: you don't get your deposit back until three months end of contract and you have to chase (call/mail) this quite a bit. Note: this is in the small print policies. You pay a €100 cleaning fee anyway, even if you leave it spick and span yourself; but that's purely for the shower wall, as mentioned.
If you want to leave a month early, you pay a €250 administration fee and wait more than three months for the restitution of the overpaid rent. And they don't clearly tell you that you also have to pay an amount afterwards in city taxes.

Just good to know. Xior could communicate more clearly on that because having to wait more than three months on as much as €1120 as a student is, in my opinion, not what you would expect from such a global organisation.

Locatie en huisvesting is prima. Wat niet prima is de communicatie rondom financiële afhandelingen. Ter informatie: je krijgt je borg pas na drie maanden einde contract terug en daar moet je behoorlijk achteraan zitten (bellen/mailen). Let op: dit staat in de kleine lettertjes. Je betaalt sowieso € 100,- aan schoonmaakkosten, ook als je het zelf spik en span achterlaat; maar dat is puur alleen voor de douchewand, zoals gezegd.
Als je een maand eerder wil vertrekken, betaal je €250,- administratiekosten en wacht je meer dan drie maanden op de restretour van de te veel betaalde huur. En ze vertellen niet duidelijk dat je ook nog een flink bedrag achteraf moet betalen aan stadstaks, zoals ze dat in België noemen.
Het is maar dat je het weet. Daar mag Xior wel duidelijker over communiceren want meer dan drie maanden op wel € 1120,- moeten wachten als student is, in mijn ogen, niet wat je van zo'n wereldwijde organisatie zou verwachten.
